Our story

Building a legacy of luxury custom homes

Newberry Homes was born from the partnership of father-son duo, Chadwick and Michael Newberry, blending creative vision with decades of first-hand experience. Their first project together, a boutique coastal community, established Newberry Homes as a respected name in designing and constructing high-end coastal and custom-built homes across Central Florida!

From there, the father-son duo grew their business into one of Central Florida’s most sought-after design + build firms. What sets them apart is their ability to turn complex properties into luxury opportunities, creating homes that feel effortless, architectural, and entirely personal.

Chadwick Newberry, CEO of Newberry Homes, is dedicated to delivering an exceptional client experience. His leadership ensures that each project reflects Newberry Homes commitment to quality, creativity, and customer satisfaction.

With a background in marketing, real estate, and business development, Chad brings a modern perspective to traditional homebuilding. His MBA from Pepperdine University and his creative eye ensure every project reflects both luxury and livability. Chad leads Newberry Homes client experience, overseeing design, collaboration, and development from concept to completion.

He describes himself as an artist at heart, treating each home as a canvas that tells a story. His consultative approach ensures clients feel guided, inspired, and confident at every stage.

With more than 30 years of experience and nearly $4 billion in completed projects, Michael brings deep technical expertise and precision to every build. Starting in his family’s mechanical contracting business at 16, he rose through the ranks to lead large-scale residential and commercial developments.
Today, he is known for his commitment to excellence and his calm, disciplined leadership. Michael ensures every detail, from foundation to finish, meets the highest construction standards and reflects the integrity that defines the Newberry Homes name.

Black Box Design

Our in-house architectural designer who transforms ideas into functional works of art.

Founded by Robert Balch, a University of Florida graduate from the College of Design, Black Box Design represents the union of artistry and structure. After 25 years in carpentry and construction, Robert transitioned into design AND build, where his 45 years building experience now fuel his architectural creativity and Black Box Design was born. .

His guiding philosophy,“Design should be available to everyone”, is reflected in his work and his collaboration with Newberry Homes. Every project he touches carries a structural logic and expressive clarity that honor both creativity and practicality.

Robert’s belief that “buildings should be responsible, evocative, and expressive of the richness within each of us” aligns seamlessly with Newberry’s mission to design homes that are personal, enduring, and contextually meaningful. Together, we transform progressive design ideas into buildable realities that enhance Florida’s architectural landscape with purpose and integrity.

Barrios Engineering

Barrios Engineering has been Newberry Home’s civil engineering partner for nearly a decade, working alongside us on real estate development projects throughout Central Florida, including downtown Orlando.

Their team provides everything from zoning research and feasibility analysis to site design, platting, and permitting – often stepping in at the earliest stages of a project to help shape its direction. Their proactive, consultative approach ensures that our development concepts are not only visionary but also achievable and compliant from day one.

Barrios Engineering embodies what we value most in a partnership: collaboration, reliability, and loyalty. They have supported Newberry Homes through the ups and downs of the development process, from concept to completion, with the same passion and commitment we bring to every home we build. Aquascapes Pools and Spas

Aquascapes Pools & Spas is our preferred partner for custom pool and outdoor living spaces that blend seamlessly with each home’s design. For more than 10 years, Newberry Homes has partnered with Managing Partner and Lead Designer David Martineaux (License #CPC1456689) and his team to create extraordinary outdoor environments that redefine what’s possible in residential pool design.

Aquascapes has designed and constructed residential and commercial pools, splash pads, lazy rivers, amenity centers, and luxury resort features across Daytona Beach, Orlando, and Volusia County. Their signature style blends fluid engineering with imaginative architecture, creating experiences rather than just pools.

They go beyond the showroom, visiting our job sites at the drywall stage to take exact measurements for cabinetry, ensuring design accuracy from the start.
