1. Initial Meeting
Your home begins with a conversation. Whether we meet in person or virtually, this is our time to listen and understand your vision. The Newberry Homes team will walk you through how our design + build process works, discuss your goals, and learn about your ideal location in Daytona Beach, Orlando, Ponce Inlet, or somewhere else in the Central Florida area.
2. Establishing Your Budget
Every home is built around both inspiration and intention. We help you define a realistic budget that reflects your goals and priorities. Many clients find that custom features can increase costs, so we guide you through each option to keep your design aligned with your vision and your investment. The result is a transparent, balanced plan that ensures your new home feels as comfortable financially as it does to live in.
3. Design Development
Once we begin design development, our team takes the time to truly understand how you live. We learn your style preferences, routines, and aspirations, then translate them into an architectural plan that feels personal and purposeful. You’ll review conceptual drawings, floor plans, and exterior sketches that capture the essence of your home before we move forward.
4. Proposal and Review
After your design is approved, we prepare a detailed proposal that outlines the scope, finishes, and investment for your home. We review every element with you, answer questions, and adjust as needed so the final proposal reflects your expectations. Our goal is to create complete transparency from the very beginning, allowing you to make confident and informed decisions.
5. Construction Agreement
Once your design and proposal are finalized, we prepare the construction agreement. This document outlines every step of the build, including your project schedule, payment milestones, and key expectations. Once approved, your project officially begins and we set your start date.
6. Construction Drawings
Your approved design is now transformed into detailed construction drawings. These serve as the blueprint for your home and include all architectural, structural, and mechanical elements. We coordinate with our trusted partners and suppliers to ensure accuracy and craftsmanship before construction begins.
7. Building Your Home
This is where your vision comes to life. Construction typically takes between 14 and 16 months, depending on the size and scope of your project. Throughout this time, you’ll receive regular updates through our client portal, complete with weekly photos, progress reports, and schedule milestones. Every phase is carefully managed to ensure your home is built with care, quality, and clear communication.
8. Outdoor Living Spaces
For many of our clients, outdoor living is an essential part of the Florida lifestyle. During construction, we create custom outdoor spaces designed for comfort and connection. Whether it’s a pool, patio, or full outdoor kitchen, we collaborate with our partners at Aquascapes to bring your vision of refined Florida living to life.
9. Final Walkthrough and Welcome Home
As your new home nears completion, we schedule a detailed walkthrough to ensure every finish and fixture meets your expectations. We’ll review the features of your home, discuss your Newberry warranty, and provide guidance on maintenance and care. The moment you step inside, you’ll feel what we’ve worked toward together—a home that reflects you, built to last for generations.
Building a home is one of life’s biggest moments, and it should feel as seamless as it is exciting. At Newberry Homes, our process combines creativity, craftsmanship, and clarity to ensure every step feels effortless. From first meeting to final walkthrough, our team is your partner in creating something lasting, personal, and beautifully designed.
