In 1903 someone ran a timed automobile down the hard-packed sand at Ormond Beach and the town has been called the Birthplace of Speed ever since. But the more useful thing to know about Ormond, if you are planning to build here, is what came just before that: Henry Flagler’s railroad, the Hotel Ormond, and a generation of winter residents — Rockefeller among them — who built substantial houses along the Halifax River and left behind a National Register collection of historic winter residences.
That inheritance still shapes the town. Ormond Beach has more architectural memory than most Florida coastal cities, and homeowners here tend to care about it. Newberry Homes is a design + build firm based twenty minutes south in Port Orange, with three generations of Central Florida construction behind us, and we approach Ormond as a place where a new home has something to answer to.

The Three Ormond Beaches

Practically speaking, building in Ormond means one of three quite different site conditions.

Beachside and the peninsula

East of the Halifax River, from the Granada Bridge north toward the Ormond Scenic Loop, you are in barrier island territory: FEMA AE and VE flood zones, Volusia County’s Coastal Construction Control Line with Florida DEP jurisdiction seaward of it, design wind speeds around 130 mph, and code-required impact glazing or approved opening protection within a mile of the coast. Salt exposure sets the corrosion spec for every fastener, connector and mechanical unit.

The riverfront — John Anderson Drive and Riverside Drive

The Halifax River corridor holds some of the most desirable and most constrained land in Volusia County: mature oak canopy, deep narrow lots, existing historic neighbors, and elevation and drainage questions that differ from parcel to parcel. These are sites where the survey and the tree assessment come before the sketches.

West Ormond and the Tomoka corridor

West of US-1 and out toward the Tomoka River and Bulow Creek, the wind and flood picture eases considerably and lots get larger. This is where clients who want acreage, privacy and a larger building footprint tend to end up — often with a design brief that is more about the landscape than the coastline.

Designing a New Home in a Historic Context

Ormond’s historic winter residences — The Casements, the MacDonald House, the surviving Shingle Style and early-century houses along the river — establish a vocabulary: generous porches, steep roofs designed to shed weather, deep eaves, honest materials, and buildings that sit comfortably under mature trees rather than competing with them.

We do not think the answer is to copy them. The best new homes in Ormond borrow the proportions and the relationship to the site and then build to a modern standard: contemporary open plans, current energy performance, up-to-date structural engineering, and glazing that a 1913 house could never have carried. The house should look like it belongs on the street and nothing like a reproduction.

Coastal Construction and Steel Framing

For beachside and riverfront Ormond projects we regularly recommend steel framing. Steel gives termites nothing to eat, does not absorb moisture, and does not warp or rot in a humid coastal climate. Its strength-to-weight ratio distributes hurricane uplift through the structure rather than concentrating it at individual connections; galvanized coatings are specified for coastal salt air; and longer clear spans allow the wide river-facing glass and column-free living spaces our clients ask for. We will price steel and conventional framing side by side so the decision is made on real numbers.

Faster route via the interstate

From west Ormond or the Tomoka corridor, take Granada Boulevard (SR 40) west to I-95 South, follow I-95 approximately 11 miles to Exit 256 for Dunlawton Avenue, head east on Dunlawton, turn right onto S Williamson Boulevard and right onto Taylor Road.

Turn-by-turn from downtown Ormond Beach

  1. From The Casements on Riverside Drive, head west across the Granada Bridge on Granada Boulevard, State Road 40.
  2. Continue west on Granada Boulevard past Fortunato Park and the downtown Ormond shops.
  3. Turn left (south) onto Nova Road, State Road 5A.
  4. Follow Nova Road south for approximately 11 miles through Holly Hill, Daytona Beach, South Daytona and into Port Orange.
  5. Turn right (west) onto Dunlawton Avenue, State Road 421.
  6. Turn left (south) onto S Williamson Boulevard.
  7. Turn right onto Taylor Road. Our office is on the left, across from the Crane Lakes Boulevard signal, near the I-95 overpass. Look for Suite 5.
