Spruce Creek Fly-In and the Hangar Home

Port Orange has something no other city in Florida has at this scale: Spruce Creek Fly-In, the world’s largest residential airpark. Roughly 1,300 homes, about 700 hangars, a private 4,000-foot lighted runway and some fourteen miles of taxiways, all behind a guarded gate — and the main gate is on Taylor Road, minutes from our office.
A hangar home is a genuinely different design problem. You are integrating a large-span, tall-door aircraft structure with a luxury residence and making the junction feel intentional rather than industrial. That means resolving taxiway access and grade, door clearances and turning radius, structural spans that clear-span the hangar bay, fire separation between hangar and living space, acoustic isolation, and the aesthetic question of how a hangar reads from the street side versus the taxiway side.
Newberry has built hangar homes, and it is one of the reasons steel framing sits naturally in our repertoire — long clear spans without intermediate columns are exactly what an aircraft bay needs. The Halifax riverfront and Riverside Drive

East Port Orange along the Halifax River and the Spruce Creek estuary holds the city’s most valuable residential land — deep-water access, dock potential and long water views. These parcels frequently sit in FEMA AE or VE flood zones, so finished floor elevation, foundation type and flood insurance implications belong in the very first conversation. Spruce Creek and the western corridor

West of Nova Road toward Taylor Road, Williamson Boulevard and the interstate, lots get larger, flood exposure drops and buyers are generally optimizing for space, privacy and school zoning rather than water frontage.

Established mid-century neighborhoods

A large share of our Port Orange work is whole-home remodelling — taking well-located houses from the 1960s through the 1990s and reworking layout, structure, envelope and finishes to a current luxury standard. Frequently the address is worth more than the floor plan, and that is a solvable problem.

Building Conditions in Port Orange

Port Orange sits inside Volusia County’s coastal building environment even though most of the city is not on the barrier island. Design wind speeds in the region are in the neighborhood of 130 mph, and the wind-borne debris region extends inland from the coast, so impact-rated glazing or approved opening protection is a code question rather than an upgrade question on many sites. Riverfront and estuary parcels bring flood zone requirements with base flood elevations across the county generally in the six-to-fifteen-foot NAVD88 range.

On riverfront and estuary sites we frequently recommend steel framing: no termite exposure, no moisture absorption, no warping, galvanized corrosion protection for humid brackish air, and clear spans that open up the water-facing side of the house. We price it against conventional framing so the decision is yours to make on real figures.

  1. From S Atlantic Avenue in Daytona Beach Shores, head west on Dunlawton Avenue.
  2. Cross the Dunlawton Bridge over the Halifax River into Port Orange.
  3. Continue west on Dunlawton past Ridgewood Avenue (US-1), Nova Road and Clyde Morris Boulevard.
  4. Turn left (south) onto S Williamson Boulevard.
  5. Turn right onto Taylor Road, and look for Suite 5 on the left.

From I-4 and DeLand

  1. Take I-4 East to I-95 North, then follow I-95 to Exit 256
  2. Take Exit 256 for Dunlawton Avenue, State Road 421.
