Orlando’s most desirable neighborhoods have one thing in common: they are already built. College Park, Winter Park and Windermere are not places where you buy raw land and start drawing. They are places where you buy a lot that already has a house on it, or an infill parcel between two existing houses, and the entire design problem becomes fitting something excellent into a space that already has rules, neighbors and character.

That is the work Newberry Homes came to Orlando to do. Our office sits at 1001 North Orange Avenue in Ivanhoe Village, on the northern edge of downtown, and our first Orlando development — Six in the City — is a short walk from it in College Park.

Six in the City: Our Approach to Orlando Infill

Six in the City is a community of six tandem single-family homes in the heart of College Park, and it exists because of a specific gap in the Orlando market. Downtown-adjacent neighborhoods have enormous demand for single-family living and almost no supply of it at a sensible size. The response was not to build small versions of suburban houses. It was to rethink the plan.

Each of the six homes is two storeys with three bedrooms, two and a half baths and a garage, sited to a walkable street within easy reach of College Park’s restaurants and nightlife and inside a well-regarded school zone. As Chad Newberry put it when the project broke ground, the intention was to listen to what the Orlando community actually wanted and design homes that do not compromise the features that matter most.

What the optimized layout actually does

  • Tandem siting — resolving multiple single-family homes on constrained urban land without producing a townhouse row.
  • Vertical planning — putting living space on two floors so the footprint stays modest and the yard survives.
  • Right-sized, not cut-down — three bedrooms, two and a half baths and a garage retained in full, with square footage taken out of circulation space rather than the rooms people use.
  • Walkability as a design input — front-of-house and entry design that treats the street as an amenity rather than something to shield the house from.
  • Efficient structure and envelope — clear spans and a tight building envelope that suit tight urban lots and current energy expectations.

That same thinking applies to a single custom home on a single Orlando infill lot. The constraint set — setbacks, canopy, neighbors, walkability, an existing streetscape — is identical.

College Park

College Park is 1920s bungalows and Craftsman houses on streets named after Ivy League universities, running between Lake Adair and Lake Ivanhoe, with the Edgewater Drive dining strip through the middle and the historic Dubsdread golf course at its edge. It is one of Orlando’s most walkable inner-ring neighborhoods and one of the most sensitive to badly judged new construction.

The work here is almost entirely infill, teardown-and-rebuild, and substantial remodelling. The design question is always the same: how do you build a genuinely contemporary house on a street of ninety-year-old bungalows without either producing a pastiche or picking a fight with the neighbors? Massing, roof pitch, porch depth, setback and material choice do most of that work. Our Orlando office is minutes away, on the other side of Lake Ivanhoe.

From College Park — approximately 2 miles, 6 minutes

  1. From Edgewater Drive in the heart of College Park, head south toward Princeton Street.
  2. Turn left (east) onto Princeton Street.
  3. Continue east across I-4, following Princeton Street around the north side of Lake Ivanhoe.
  4. Turn right (south) onto N Orange Avenue.

Winter Park

Winter Park is Orlando’s oldest and most established affluent suburb — brick streets, a mature canopy, the Park Avenue district, Rollins College, the Morse Museum, and a chain of lakes that has been the organizing principle of the town since it was laid out as a winter resort for northern visitors in the late nineteenth century.

Building here means working with genuinely valuable existing housing stock and streets with strong, long-held character. Our work in Winter Park runs to full custom builds on lakefront and near-lakefront lots, whole home remodels of historic and mid-century houses, and structural reconfigurations that open up interiors originally planned for a different way of living. Brick streets and mature oaks also make construction logistics a real design consideration — staging, access and tree protection get planned before mobilization, not after.

From Winter Park — approximately 5 miles, 12 minutes

  1. From Park Avenue in downtown Winter Park, head south toward Fairbanks Avenue.
  2. Turn right (west) onto Fairbanks Avenue.
  3. Turn left (south) onto Orlando Avenue, US-17/92, which becomes N Orange Avenue as you enter Orlando.
  4. Continue south past Ivanhoe Village. Our office is at 1001 North Orange Avenue, on the right.

Windermere

Windermere is a different proposition again: lakefront estates on the Butler Chain of Lakes, one of the largest connected lake systems in the state, alongside gated golf communities including Isleworth, Keene’s Pointe and The Reserve at Lake Butler Sound. Lots are larger, budgets are larger, and privacy is usually the brief.

Custom work here tends to mean estate-scale homes with private dock access, resort-standard outdoor environments, and design review through some of the more demanding HOA and architectural committee processes in Central Florida. That last part is a large share of the value we add — permitting and HOA approval is a defined phase of our process, and we run it rather than handing it back to you.

Our long-time pool and outdoor living partner Aquascapes Pools & Spas has built residential and commercial pools, splash pads, lazy rivers and resort features across the Orlando market, which matters on Windermere lots where the outdoor environment is often half the project.

  1. From Main Street in downtown Windermere, head east on Conroy-Windermere Road.
  2. Continue east toward the Dr. Phillips area and Kirkman Road.
  3. Take I-4 East toward downtown Orlando.
  4. Exit at Ivanhoe Boulevard / Princeton Street on the north side of downtown.
