Ponce Inlet is the last three miles of a barrier island — ocean on one side, the Halifax River on the other, and a 175-foot brick lighthouse standing over all of it since 1887. There is almost nothing left to subdivide here. The homes that get built are built on scarce, hard-won lots, often replacing something older, and almost always under conditions that a builder from an inland market has never had to design for.

That is the kind of site Newberry Homes was built for. We are a design + build firm with three generations of Florida construction behind us, and our first project as a father-and-son partnership was a boutique coastal community. Ponce Inlet is not a market we expanded into. It is where we learned the work.

Why Building in Ponce Inlet Is Not Like Building Anywhere Else

A custom home on this peninsula has to answer to four separate pressures at once, and each one changes the drawings before a single wall goes up.

1. The Coastal Construction Control Line

Volusia County has an established Coastal Construction Control Line, and parcels seaward of it fall under Florida Department of Environmental Protection jurisdiction in addition to town and county permitting. That means a CCCL survey, a separate state permit track, and structural design that anticipates the erosion and scour of a 100-year storm event. We handle that permitting path directly rather than handing it back to the homeowner.

2. Flood zones and finished floor elevation

Ponce Inlet parcels commonly sit in FEMA AE and VE zones, with base flood elevations across the county generally falling in the six-to-fifteen-foot NAVD88 range. VE-zone construction requires an open, breakaway foundation on piles or piers with the lowest structural member above the design flood elevation. It reshapes the whole ground floor — garage placement, entry sequence, stair runs, mechanical location — so it belongs in the first design conversation, not the last.

3. Wind load and the wind-borne debris region

Coastal Volusia design wind speeds are in the neighborhood of 130 mph, and property within a mile of the coast falls inside the wind-borne debris region, where impact-rated glazing or approved opening protection is required rather than optional. On an oceanfront home with the glass area our clients want, opening protection is one of the largest single line items in the build. Specifying it early is the difference between a budget that holds and one that does not.

4. Salt air

Everything within a few miles of the Atlantic lives in a constant fine salt mist. It finds fasteners, connectors, hardware, railings and mechanical equipment. A Ponce Inlet home that is going to look right in twenty years is specified for corrosion from the fastener up.

Newberry builds steel-framed custom homes, and there is no site type where that decision pays back faster than a barrier island.

  • Wind performance. Steel’s strength-to-weight ratio lets a frame distribute uplift and lateral load through the structure instead of concentrating it at a handful of vulnerable connections — which matters most in exactly the conditions this coast produces.
  • Steel offers termites nothing to eat. In a climate where wood framing means a permanent chemical treatment program, that is a maintenance line item that simply disappears.
  • Moisture and dimensional stability. Steel does not absorb water, so it does not swell, warp, cup or twist. No sticking doors, no squeaking floors, no drywall cracks tracking seasonal humidity swings.
  • Corrosion protection. Galvanized coatings are engineered for coastal salt exposure, and the coating spec is something we set deliberately based on how far the site sits from open water.
  • Longer clear spans. Steel opens up column-free living space and wider glass openings — the ocean-facing walls that are the entire reason to build here.

Steel typically carries a higher framing cost up front. On an oceanfront home meant to stay in a family for decades, the trade is usually worth making, and we will show you the numbers both ways before you commit.

Architectural Styles That Belong in Ponce Inlet

The peninsula reads best when a house sits inside its landscape rather than on top of it. The work we are proudest of here shares a few instincts: elevated massing that treats the required flood elevation as an architectural opportunity, deep overhangs and covered outdoor rooms, metal roofing, a light and salt-tolerant material palette, and glazing organized around the water rather than the street.

Our own Ponce Inlet Key community is the clearest expression of that thinking — a private, palm-lined street of coastal homes with metal roofs backing onto marshland, including the Hemingway, the Mallory and the Duval.   1. From the Ponce de Leon Inlet Lighthouse on S Peninsula Drive, head north, leaving the Marine Science Center and the inlet behind you.
  2. Continue north through Ponce Inlet and Wilbur-by-the-Sea, following S Peninsula Drive as it runs between the ocean and the Halifax River.
  3. In Daytona Beach Shores, turn left (west) onto Dunlawton Avenue, State Road 421.
  4. Cross the Dunlawton Bridge over the Halifax River into Port Orange.
  5. Continue west on Dunlawton, crossing Ridgewood Avenue (US-1), Nova Road and Clyde Morris Boulevard.
  6. Turn left (south) onto S Williamson Boulevard.
  7. Turn right onto Taylor Road.
